I often get asked the question, “What is the best season to sell a home?” We all think the spring market is the only time to list a home if we want to sell quickly and for the best price. But is that true?
4 things you should know when you list a home for sale:
- There are always buyers in the market – We think buyers come out in the spring, but maybe that’s because all the homes go on the market in spring. It is a fact that buyers with school-aged children focus on the school year’s end as start dates. But there are a lot of buyers in the market, many without children, who are not tied to any schedule.
- Winter has its advantages – Although spring and summer bring better weather, a greener lawn, more flowers and more hours of daylight, there are usually more homes on the market. During the colder months of the year, many sellers think no one will be looking, so they don’t want to list. This leads to fewer homes on the market for the active buyers to choose from. Take advantage of this opportunity if the timing is right for you.
- A home priced right and in good shape will sell any time of year – Price and condition are the most important factors. If you have taken the time to prepare your home for sale by repairing, decluttering and freshening it up, buyers will like it. Just as important is the price tag you place on your home. Listen to your agent! Nothing is worse than getting an offer, settling on a price only to find out the home doesn’t appraise. Deals fall apart all the time because a home is priced too high. It doesn’t matter what a buyer is willing to pay for your home if the comps in your area don’t support the price.
- Choose your agent wisely – Referrals are great. If someone you know has had a good experience with an agent, chances are you will too. Interview a few, if needed, and choose the one you relate to best. Make sure you feel understood and can communicate with them. Do they have a plan of action that makes sense to you, and have they clearly explained their method and approach to you? Agency and company do not matter nearly as much as the agent themselves. With over 95% of all buyers shopping for homes online, the internet has leveled the playing field.
